{"id":6615,"date":"2022-11-22T11:00:58","date_gmt":"2022-11-22T11:00:58","guid":{"rendered":"https:\/\/blogs.exeter.ac.uk\/accommodation\/?p=6615"},"modified":"2024-02-07T12:51:32","modified_gmt":"2024-02-07T12:51:32","slug":"move-smart-accommodation-paperwork","status":"publish","type":"post","link":"https:\/\/sites.exeter.ac.uk\/accommodation\/move-smart-accommodation-paperwork\/","title":{"rendered":"Move Smart &#8211; accommodation paperwork"},"content":{"rendered":"<p>Whether it\u2019s a private house shared with others, a flat in purpose-built student accommodation or renting a room within a family home, the paperwork for your accommodation is important to understand.<\/p>\n<p>Tenancy agreements or contracts can look daunting and technical, which is why we\u2019re working with the Students\u2019 Guild as part of the <a href=\"https:\/\/www.exeter.ac.uk\/accommodation\/privateaccommodation\/movesmart\/\">Move Smart campaign<\/a> to offer you support and resources before you commit to a property.<\/p>\n<p><strong>So what do you need to know?<\/strong><\/p>\n<p>As a starting point, it\u2019s worth thinking about the answers to a few key questions when looking to secure a tenancy agreement:<\/p>\n<ul>\n<li>Are you signing an individual or joint tenancy agreement?<\/li>\n<li>What would happen with the rent payments if one of your flatmates suddenly dropped out of the University?<\/li>\n<li>What does the landlord commit to doing and what is your responsibility?<\/li>\n<li>Are bills included?<\/li>\n<li>How often do you have to pay and do the timings of the payments align with your student maintenance loan?<\/li>\n<\/ul>\n<p><strong>What\u2019s likely to be included in my paperwork?<\/strong><\/p>\n<p>Although it can seem confusing, it is important to read through everything to fully understand what is expected of you. Normal things to receive include:<\/p>\n<ul>\n<li>Your Tenancy Agreement (known as your &#8216;Contract&#8217;)<\/li>\n<li>Inventory &#8211; A list of property, goods, furniture and contents<\/li>\n<li>Guarantor forms &#8211; If you don&#8217;t reach the minimum financial requirements of an agent or landlord<\/li>\n<li>Application forms<\/li>\n<\/ul>\n<p><strong>&gt;&gt; Find out more details about paperwork on the <\/strong><a href=\"https:\/\/www.exeter.ac.uk\/accommodation\/privateaccommodation\/movesmart\/\"><strong>Move Smart webpage<\/strong><\/a><\/p>\n<p><strong>What are the legal requirements?<\/strong><\/p>\n<p>There is also a range of legal requirements that a landlord or accommodation provider needs to adhere to, including things like checking that a tenant has the right to rent based on their immigration status, or providing tenants with documents like a gas safety certificate or HMO licence.<\/p>\n<p><strong>&gt;&gt; Find out more about prescribed information, right to rent, and guarantor agreements on the <\/strong><a href=\"https:\/\/www.exeterguild.com\/page\/advice-paperwork\"><strong>Students\u2019 Guild Paperwork webpage<\/strong><\/a><strong>.<\/strong><\/p>\n<p><strong>What advice is there out there?<\/strong><\/p>\n<p>There are lots of aspects to think about so it really is wise to take your time and read the paperwork carefully, checking anything that you\u2019re unsure about. There are a number of resources available to help, including:<\/p>\n<ul>\n<li>The Students\u2019 Guild Advice\u00a0team have helpful videos on their <a href=\"https:\/\/www.exeterguild.com\/page\/advice-contract-check\">website<\/a> as well as contacts to help answer questions you may have.<\/li>\n<li>Contract Checking advice \u2013 The Community Law Clinic are offering free contract checking by 3<sup>rd<\/sup> year law students which is overseen by solicitors \u2013 contact <a href=\"mailto:a2jclinic@exeter.ac.uk\">a2jclinic@exeter.ac.uk<\/a> to arrange for your contract to be looked over before you sign.<\/li>\n<li><a href=\"https:\/\/www.exeter.ac.uk\/accommodation\/students\/currentstudents\/residencelifeteam\/\">Residence Life Team<\/a>\u2013 make an appointment or go along to one of their events<\/li>\n<li>Know your rights \u2013 Check out the <a href=\"https:\/\/www.exeterguild.com\/page\/advice-housing-rights\">Students\u2019 Guild Housing Rights webpage<\/a><\/li>\n<\/ul>\n<p><strong>Still looking for somewhere to live or people to live with?<\/strong><\/p>\n<p>Don\u2019t worry! Taking your time in your search for accommodation after your first year is definitely a smart move to make sure you make the right choice.<\/p>\n<ul>\n<li><a href=\"https:\/\/www.exeter.ac.uk\/accommodation\/privateaccommodation\/studentpad\/\">Studentpad<\/a> is a great free site to search for properties and contact with other students looking for a group of people to live with.<\/li>\n<li>Come along to one of the <strong>Flatmate Finder Events<\/strong> with the Students\u2019 Guild, Residence Life Team and Community Engagement Officers on 5th December, 18:30 \u2013 19:30 in Devonshire House Level 1.
